- Federal Housing Administration (FHA) Loans:
FHA insured loans are a type of federal assistance, which allows lower income Americans to borrow money to purchase a new home that they may not be able to afford. The Federal Housing Administration insures the loan so the lender can offer lower down payments, lower closing costs, while providing easy credit qualification. Most closing costs and fees can be included in the loan. Your down payment can be as low as 3.5% of your home’s purchase price.
A VA mortgage is one of the only programs available that allows borrowers to finance the entire home’s value and purchase the home with $0 down. Many loans require 5%-20% down on a new home. However, the VA loan allows you to purchase with $0 down, making your new home more of a reality than a dream. Also, private mortgage insurance is not required with VA loans, which makes your monthly payments lower. Also, interest rates are typically lower with a VA loan. Combine your lower interest rates with your monthly private mortgage insurance savings and you’ll save a large amount of cash each month. The maximum loan amount for VA loans is $1,500,000.
The Texas Vet loan provides Texas Veteran’s home loans at special interest rates. This loan is available for not only veterans, but also active military personnel who meet the Texas residence requirements. Texas Vet loans are similar to VA loans, however there are some differences. Unlike VA loans, there is no lender paid rebate on Texas Vet rates. The maximum loan amount is $325,000. Keep in mind, the home purchased with a TX Vet loan must be Energy Star labeled and certified. You cannot use TX Vet loans to refinance your home.
USDA loans are backed by the U.S. Department of Agriculture and you do not have to own a farm to qualify for a USDA loan. USDA loans can be used towards building or renovating a home in a rural or small town area, however many properties qualify for USDA loans that are not in rural areas. Your eligibility depends on the zip code and county that your new home will be located in. Qualifying for a USDA loan is very similar to qualifying for an FHA loan.
